So far in 2008, the number of homes sold in Brickyard Plantation is right on pace with the number of sales this time last year. However, selling prices are down compared to last year. To date, 10 homes have sold in Brickyard at an average sales price of $422,050, or $156 per square foot. Through this same date last year, there were also 10 sales in Brickyard. However, the average sales price for those homes was $466,000, or $170 per square foot. While it is still early in the year, the buyer’s market continues to have an impact on selling prices.

The good news is that the number of homes for sale in Brickyard is down from this time last year. Currently, there are 31 homes for sale in the neighborhood. This is a significant improvement from the end of March last year when there were 46 homes on the market. As you all know, less competition can have a favorable impact on real estate prices.

With all the turmoil in the economy, it will be very interesting to see what the next few months bring us in terms of housing trends in Brickyard. So far this year, 11 homes have sold in Belle Hall. Below is a breakdown of sales by neighborhood:

Hibben – 5 sold – avg price $650,274 ($230/sq ft)
Battery Point – 2 sold – avg price $369,000 ($178/sq ft)
Veranda/Rice Bay – 4 sold -avg price $309,475 ($155/sq ft)

As of this same date last year, there had been 14 sales in Belle Hall, so we are slightly off of last year’s selling pace. There are 5 homes that are under contract, pending closing. A few of these will likely close before the end of the month which may put us back on track for the 1st quarter. As you may recall, 2007 was a positive year for the Belle Hall market as unit sales were up 9.7% over 2006.

Currently, there are 58 homes for sale in the neighborhood:

The Islands – 3 homes – avg price – $919,333 ($286/sq ft)
Hibben – 27 homes – avg price – $809,005 ($259/sq ft)
Battery Pt – 6 homes – avg price – $544,083 ($179/sq ft)
Veranda – 9 homes – avg price – $335,522 ($166/sq ft)
Rice Bay – 4 homes – avg price – $294,375 ($182/sq ft)
Courtyard – 3 homes – avg price – $309,333 ($174 sq ft)

We have essentially the same number of homes for sale in Belle Hall right now as we did on this date in 2007.

We have had a fairly busy first 2 1/2 months of the year in terms of selling activity for I’On homes. Through March 17th, 16 homes have gone under contract in I’On. This is almost on pace with 2007 as 17 homes had gone under contract in I’On during the same period last year.

13 homes have closed in I’On this year at an average selling price of $1,091,115 or $311 per square foot. Through the same period last year, 16 homes had closed in I’On. The average selling price of these homes was $1,081,341 or $353 per square foot. While this is not a lot of data to define a clear trend, it is evident that there is continued pressure on pricing in I’On, especially in terms of the selling price per square foot.

There are currently 9 homes pending, but not yet closed. Several of these should close before the end of the month. This is important if we want to keep on track with last year’s pace. In 2007, March was the strongest closing month of the year with 11 closed sales.

Right now, there are 83 homes on the market in I’On. That number is likely to increase in the next 30 days as there are more homeowners getting ready to put their home on the market for the “spring season”.
