Mt. Pleasant Real Estate Update – 2/11/14

The Mt. Pleasant real estate market is off to a blistering start to the new year!!  All measurable categories are outpacing the start we had during the same period last year such, including the most important one…PRICING!!  Here are some highlights:

2014 – January 1st Thru February 11th:

  • Median Price – $350,717 – up 18.9%
  • Homes Sold – 156 – Up 10.6%
  • Selling Price per Square Foot – $183 – up 10.9%

Mt. Pleasant Condo/Townhome Sales Surging…

While the numbers above represent the overall Mt. Pleasant real estate market, there are some significant stories to highlight in various segments of our market.  For example, the number of multi-family units sold (condos and townhomes) is up 39% over the same period last year, but the median price has remained relatively flat.  In contrast, the median price of single family homes sold YTD is up 21.3%, yet the number of homes sold is only up 2.7%.

Demand for Mt. Pleasant homes is Catching Up With Supply…

Pricing for single family homes is up because demand has caught up with supply.  And in some cases, the demand is exceeding the supply.  The Mt. Pleasant condo/townhome market has been playing a bit of “catch up” with demand over the last year and a half, but that market is now primed to see some significant price growth if the current sales trend continues.

MTP MOI Feb 2014The chart above shows the months of available inventory by price range for the Mt. Pleasant real estate market.  As you can see, virtually every price range is in a rather strong “seller’s market” (below 6 months of inventory).  Once you go above $750K in asking price, the market is still favoring the buyers.  But it is trending in the right direction (if you’re a seller!!) and I expect the inventory in that price range to continue coming down this spring.

If you are a buyer looking for a home above $750,000….HURRY!!  Now is the time!!  Prices have yet to take off and interest rates continue to be low!!

Dunes West Home Sales Up 31% in 2013

As with most neighborhoods in Mt. Pleasant, the Dunes West real estate activity is up significantly in 2013.  YTD, single family home sales in the neighborhood are up 35% and sales of condos/townhouses are up 20%.  Below are the details…

Dunes West Home Sales – Single Family:

  • 77 homes sold (up 35% from 2012)
  • Average selling price/square foot – $156
  • Median selling price – $487,500

Dunes West Home Sales – Condos/Townhouses:

  • 36 units sold (up 20% from 2012)
  • Average selling price/square foot – $120 (up 10% from 2012)
  • Median selling price – $235,000

Mount Pleasant Real Estate Update – 2/27/13

The Mt. Pleasant real estate market is off to a fast start in 2013!!  So far this year, the number of homes sold in Mt. Pleasant is up 17% over the same period last year!!  Below are the details:

2013 Home Sales – Through 2/27/13:

  • Homes Sold – 194 (up 17%)
  • Selling Price per Square Foot – $163 (up 12%)
  • Median Selling Price – $299,500 (flat)

The momentum that began in 2012 is clearly continuing this year.  And the news gets even better…

Mount Pleasant SC Real Estate – 2012 Review

The Mount Pleasant real estate market continued to stabilize in 2012.  Some segments of the market saw significant growth while others did not fare so well.  More on that later in this post.  First, let’s review the number of units sold in 2012 and the breakdown…..

Mt. Pleasant Home Sales Up 22% in 2012…

Overall, there was significantly more real estate sales activity in 2012 versus the previous year.  The number of homes sold in Mount Pleasant was up 22% in 2012.  This includes both single family homes as well as condos and townhouses.  As depicted in the chart below, the rate of growth varied by price range.  For example, the number of homes sold below $200K grew a whopping 31% while the number of homes sold above $1M was down 16%. Mount Pleasant Real Estate Update – 1/16/12

During the last couple of months, the Mount Pleasant real estate market for single family homes has continued to show improvement in most price segments, particularly when we look at the trends in available inventory.  Based on the number of homes sold during the last 12 months and the current number of homes on the market, we currently have 5.7 months of available inventory in the Mount Pleasant single family home market.  This is down from 6.2 months of inventory in early November. Mt. Pleasant Real Estate Update – March 8th

Finally some good news!  Through the first two months of 2010, Mt. Pleasant homes sold at a faster pace than the same period in 2009.  A total of 147 homes sold in Mt. Pleasant in January and February, up from 115 sales in 2009.  Single family home sales are up 31% while sales of condos are up 19%. Clearly, there are more buyers are in the market right now than we had last year.  This is a very positive sign as we head into the traditional “spring selling season”.
